For the last year we’ve known that this was going to be the year we were going to buy our first house. By mid-January we had our taxes completed and were pre-qualified for a home loan but what happened in the two months to follow I could have never predicted. It actually started two and a half years ago when we stumbled upon an incredibly charming cabin here in Evergreen. We knew we wanted at least an acre of land, southern exposure to soak up the warm sun, plenty of room for our home office and good access to I-70 since we are at the ski resorts often to shoot weddings. Well this house had it all so for two years we kept in contact with the homeowner. She had renters in the home who were trying to buy the property but said we would be next in line if the deal fell through. Sure enough in January we were ready to buy and the homeowner had just learned that the renters were not able to buy the property. We went under contract within a couple of weeks and it seemed as if everything was falling in to place. We just had one hurdle to overcome and that was the inspection. This “charming” cabin was built in 1935 so we expected there to be some problems it was just figuring out how much we were comfortable dealing with. Three hours into the inspection we learn there is no foundation. I’ve never heard of a house having no foundation but sure enough it was just wood on dirt. That along with a laundry list of thousands of dollars worth of other repairs and the deal was off.
